TL;DR: The theory is that there was as combination of factors. According to the article:
Vikings went there for primarily for the walrus ivory and were partially dependent on Europe & Norway trade to sustain their colonies.
Economic factors about ivory trade changed in Europe and walrus ivory wasn't as valuable as elephant ivory flooding the market from Portugal and Spain
Black death killed half of Norway's population reducing the trade with and support of the Greenland colonies
Climate change brought on by Indonesia volcano explosion in 1200's triggered a climate cooling and harshened the Greenland environment
So living in a much harsher environment with not as much support and not as much pay forced the colonists to relocate. It worked for a while but different factors lead to settlement's abandonment. Evidence suggests an orderly abandonment, back to nearby Iceland or Norway.
