I went through Irene and Sandy. The insurance thing is all a scam. They take from the homeowners and give to the renters, who did not even buy flood insurance, even though it is like $5/month for them. I kid you not, FEMA paid their rents at their new places for more than a year, 100%, plus bought them new furniture, and paid their "relocation" expenses. Meanwhile, the homeowners in my area got hosed.

I can buy a thousand acres around Kamloops and build 20k new homes on it. And still have plenty left over for community parks and such
