Article is close but misses major points.

Japan: public transit rocks! One location I lived I would walk outside for 1 minute. Take the subway. Walk outside 3 minutes. Shopping centers spring up, on top of stations. Shot arrives on time. Buses are even pretty accurate!

SoCal: zoning orodances preserve 5 acre lots and other residential zoning. Santa Barbara enforces the Mexican Spanish architecture downtown.

I haven’t seen any city in Cali that has public transport that I would ride. Every station is not located near anything. I had to walk an hour to the trolly in SD and SF. I could find the BART trains to get out of the city.

So, to copy Japan you have to build housing around stations and that would mean 10 story apartments and the. You have to build office buildings minutes away from a station at the most.

Urban California should emulate Tokyo

That author's aware that purchasing land in Tokyo, Japan is so fucking expensive that families often go into debt for 3 or more generations to afford it, right?
