if you're lucky. unless you put in serious sweat equity you might not even break even after considering inflation and transaction costs, especially if you move after less than 10 years or so

I think that'd fall under the"lucky" category unless you put a lot of work into it. Average long term gains adjusted for inflation are like 1%, which isn't much if you're paying 5% in various fees when buying or selling.
