I've been doing similar research into land in Montana. One thing that I've noticed is that more than a few of them have a restriction regarding mobile and/or modular homes being on them.

I hope this doesn't apply to RVs as well.

Yeah definitely need to find something without restrictions. My RV is a truck camper so it may not be subject to the same restrictions but I'd rather not find out after the fact.

Here is a short list of criteria that I'm using when I look for undeveloped land for my future pie-in-the-sky getaway:

On a county road. This means that it will be plowed in the winter. If there is snow in the area you don't want to be responsible for plowing it very far. It also means that you should be able to receive postal mail there if you want.

Few restrictions on land use.

Surface water or ability to have a well that isn't too deep.

Trees. Lots of trees. Privacy and shade. Mm :)
