On advice, I should be more specific as my first submission didn't have enough information. Taking or forging a nation by force is an unrealistic goal in my opinion. I realised it would make more sense to start from scratch with a new vacant lot property and sell that property for funding, that way we can easily do subdivisions and all the legalities far easier, you don't have to place value on my assets, etc.
Also, we would be able to do a bulk build exactly to our spec, because we'd have multiple sites going up at once with the same builders, reducing everyones costs a shitload, the major cost in building rurally is cost of good tradespeople travelling in, this negates that.
Having thought about it, the best thing to do would be gauge interest first though, if you answer these two questions if y
1. Would you be willing to move to New Zealand? You need to have no criminal convictions and be under 35 (roughly) currently.
Coming from the U.S you need to have be on this list, it includes IT workers, engineers, agricultural workers, doctors and builders/construction managers, which is also the kind of people I would like for the property, after 2 years you can apply for residency, then citizenship and your partner is eligible also.
If you are not on this list, there is no point as you can't legally live there permanently. If you are, continue to 2.
2. If you like the idea, what capital or skills can you contribute?
This will take at least three years to plan and get right, this is not a militia or anything like that. It is property to be treated as a working farm and industrial center, with privately owned land, communally owned land and shared decision making, with independent arbitration from a pre-selected panel of 3 lawyers/JP's,etc , if required, so as to not involve courts and destroy everyones money.
I may not have the largest stake in it, if someone outbids me for a plot, it is theirs, as this guarantee's the most funding for communal facilities.
However, chances are I will buy a few plots for expansion as I see fit, of which you could do the same, the strata fee's for empty plots would just go to communal facilites and upkeep.
The land purchased must contain a variety of habitats and ideally a river through it's boundaries. Other possible bonuses would be a geothermal area. The land must be above sea level by 5m to avoid anyones fears.
Rifles and shotguns are allowed and easy to purchase from the hunting store, however legally these are all that are allowed, unless extreme unrest necessitates it, the property will be in a location where if anything more than that is needed, we're fucked anyway as it would be a foreign invasion.
A legal trust would have to be drawn up for contributions, to ensure that no scam can take place and proper entrance and exit clauses are included.
The aim is to create a fully self-sufficient property. It would be treated as a working farm, so have to be bought within that development zone. High speed internet access is a must, even if it requires a larger investment initially.
Engineers, builders and agricultural workers can start their visa as part of the construction process of the property.
Not just power and water, but other facilities like a foundry as @coopzy suggested, a large CNC mill, abattoir, communal deep freeze, grain mill, drying plant, smokehouse, biogas production and recycling of cooking oils for diesel usage, etc.
These aren't expensive when done communally, also being able to do the power and water at a larger scale would be much more efficient, dedicated areas for wind turbines and solar in unused hill area rather than multiple roof mounting.
It would be a 0 profit enterprise for me, aside from anything I make selling my current property of course, verifiable by contracts by you, during the planning process.
No owner would be obligated to do anything other than be a good neighbour, be sociable and prepared to either work or pay for work to be done that the comittee has approved, e.g. plant pine fencing along a ridge, or take down six tree's from plantation plot 4.
In the event of unrest, of course protection would be your duty as well, but this idea is to escape unrest for those that would choose it.
I don't have any ideas on size limits, but the more people the more admin and planning involved, but more efficiency.
