Residents of the town would have to vote to allow new members, after an interview process. The town could also vote to oust turncoats and ideology traitors. They could also vote out families with druggie kids or spouses, etc.
The schools would be radically different. They would focus on the needs of the modern world and taught in modern methodologies.
Maybe even a town gun club and mandatory participation in militia drills once a month.
There would be no government interference with everyday things like liquor licenses, etc.
Would you be willing to pay $35-50K for a lot and would you support the schools, social center and gun club with monthly dues?

Such a thing already exists. They're called Homeowners Associations. And no, I wouldn't want to move there. They suck assholes. Yes, I'm speaking from experience. Imagine the most petty of tyrants weaseling their way into management, then changing all the rules to make it nearly impossible to remove them, and then they hold their positions until they literally drop dead in their office chairs. That's what you have to look forward too.

What if the town voted on most issues?

That would be nice, and in fact, many do. Buuuuuuuuut, if you work, then good luck. Those votes are usually scheduled in the morning at like, nine or ten o'clock, so only the management and their friends have the opportunity to vote on them. And, considering how expensive the HOA fees are, you're definitely going to be at work.
