To find a comparable property to rent in the area will run between 80% and 150% more than what I currently pay. I put that down to the effects of gentrification. If I were to move out of the area it will play havoc with my commute as I will be required to come to within a street of where I currently live to drop my wife off to work before heading back out to my own workplace. I will be sure to factor in these expenses while I attempt to come up with something I think is fair. Regarding the edit I am reasonably certain that their are provisions in the Building Act that allocate responsibilities regarding any potential damages that may occur to adjacent buildings as well as compensation for occupants.
