Find an asian real estate agent : in my experience, even in california, they are not shy in disclosing this kind of info :-)

On your own, you can guess from the key words used to advertise a given neighborhood (e.g., "diverse", "vibrant", "up and coming", etc.); also crime stats are a good indicator too...

ps also: school district; doesn't matter if you don't have kids or don't plan to breed, you want a school district that doesn't suck...

It's illegal for a real estate agent to steer someone to a particular neighborhood because of their race or ethnicity. They can lose their license. Google "Fair Housing Act" and "Steering" for more info. In short, as a buyer/renter, you have to do any demographic research yourself.

Still happens. I had a real estate agent tell me these kind of things subtly. "Oh, this neighborhood isn't quite as peaceful as you'd like." Stuff like that. As long as you aren't completely daft, these things con be communicated without overtly breaking any laws.

Really? Because I've even had a realtor warn me that a certain neighborhood park pool was utilized exclusively by blacks. I didn't rent in that area.

  1. Drive the area at night and stop at a gas station or two.

  2. Go to the police station and ask.

  3. It was mentioned about schools by @luckylemon but the correlation is that higher the ranking the better the neighborhood normally. However, some neighborhoods can be really good but schools are shit because they also provide services to shit areas.

  4. A street can make all the difference. I work on the opposite side of the street of the hood. I can leave my doors unlocked in my office's parking lot but if I did that on the other side it would be gone within the hour.

  5. Price ... I lived in a low income type of apartment t complex for a while. The complex however gives cops discounts to live there so never really had problems besides noisy parties every so often. However, i'd say pay a little more and sleep soundly than go cheap and have to listen to cops rolling by every week.

Price is a good point. I live in a slightly pricier apartment complex that's a bit segregated from the nearby residential areas due to hoe the roads are laid out. 10 minutes away (walking) there are some sketchier apartments that are significantly cheaper. Like $150 or $200 less per month.

I feel comfortable walking around at night within the apartment complex area, but I wouldn't feel that way at the cheaper places. Not coincidentally, the racial make-up of the two areas differs quite a bit.
