If you are not looking to sell your house soon , then try not thinking about what would increase the value and instead thinking about what would make your house more enjoyable to live in. My last 2 projects were finishing a part of the basement that is now my wife's craft room and I just finished a mudroom remodel. While both of these projects did increase the value our home it was not motivation for doing them. Of course we plan on being in our house for at lease 20 more years so making the house more enjoyable and livable is more important for us.

Replace carpet with hardwood, install new ductwork to replace the tangled dysfunctional mess now present, eliminate the kitchen and start over, seal the back roof. (Just moved to a new place.)

Master bathroom, including a toilet fit for a king with a heated seat along with a bidet. A tub large enough for me to actually soak in, and a slick walk in shower separate. Top it off with a really nice looking faucet and sink, large mirror, and good lighting that isn't in my eyes.
