I consider myself charismatic enough to settle disagreements and to be a public speaker when the eventual time comes for that. But yeah I would have to figure out an alternative ownership no matter what, since I will of course be dead eventually. Orania's system seems to work well for them, where the entire town is a corporation, and lands purchased are considered shares of the company. They're led by a group of 12 shareholders.

If you buy land and your community idea fails, you'll still have the land. Whether you "believe" in climate change or not, if I were you I'd take the long view and buy land that if anything, will benefit from climate change, rather than be harmed by it. That means land a little further north, again, look for aquifers or excess surface water, etc. Do you already have a location in mind, when you said an hour from town?

Yeah I agree that is something to consider.
The location would be in the Pacific Northwest.
